srmErnst developed this build-to-suit R&D and telecommunication lab campus for Zhone from site acquisition through construction. The fast-track project included obtaining 300,000 square feet of entitlements in less than three months, and the first three R&D buildings, totaling 180,000 square feet, were designed and constructed within eight months. We procured $98 million of synthetic lease financing for acquisition and development of the site. This project was awarded East Bay Business Times Architectural 2001 Design of the Year and was finalist for San Francisco Business Times Best New Office, Oakland.
